General InfoThere are about 40 miles of roads in the community. There are portions of pavement, gravel and dirt tracks. Keeping the roads in good condition is a challenge given the amount of rainfall and extremely limiting budget constraints.

ROAD MAINTENANCE AND PAVINGPaving ScheduleA section of road is paved whenever enough money accumulates in the paving fund with each paving billing. Typically .75 miles is paved in each increment. That is roughly 2 crossing streets. How far we can pave each time is also limited by the paving materials chosen, and the cost of those materials. The order in which the roads are to be paved was voted and approved by membership vote. The next increments of paving will be (length of these may be less or more):
These will "complete" the current paving schedule as currently defined by our community. After this, it is suggested that we begin the significant repairs needed on the older chip-seal sections of pavement since they were never re-coated as designed. As a community, we will assess this at that time, and either continue the annual paving assessments (approved each year so far by full membership vote), or request a new assessment for this purpose. The actual date of paving cannot be predicted far in advance because the amount of the paving assessment is voted on by the general membership each year and thus, uncertain (although it has never not been approved). Moreover, the amount collected depends on the number of members that actually pay up when invoiced. Since the paving fund is a membership wide voted & approved "assessment", it is legally collectible, and non-payment will eventually lead to a lien being placed on non-paying property owners.
